When complete, Wildhorse Village will offer wide-ranging housing options, including 500 apartment units across two rental communities, 104 condominium residences, 72 townhomes, and 35 single-family residences, as well as nearly one million square feet of commercial office, retail, and restaurant space. Along with publicly accessible green space with trails and waterfront amenities, residents, employees, and visitors will also enjoy the community’s flagship amenity: a 15-acre lake at the village’s center, visible and accessible from various points throughout the development. The waterfront will be activated with a terraced plaza, a boardwalk with seating areas, an amphitheater, and a boathouse.
In partnership with CRG, Wildhorse Village was designed by Lamar Johnson Collaborative (LJC), a subsidiary of CRG’s parent company, Clayco, which constructed the development’s infrastructure. Residential offerings are being developed by CRG solo or in partnership with other real estate development firms, while commercial offerings are all being developed by CRG and constructed by Clayco.
Clayco has completed extensive infrastructure improvements, totaling approximately $40 million, in Wildhorse Village, including building 6.6 acres of roadways and 3.25 miles of sidewalks with lighting and landscaping; expanding public utilities; improving 8.3 acres of public green space with landscaping and parks; and installing approximately 1.5 miles of bicycle lanes and 2.2 miles of walking paths that circle the lakefront and connect with the Riparian Trail, which runs along Chesterfield Creek.
Residential Completions & Available Pad Sites
Wildhorse Village offers a wide range of housing options, including apartments, condominiums, townhomes, and single-family residences. Only two residential land parcels, positioned on the site’s southern portion and slated for multifamily and condominium residences, remain available for development.
St. Louis-based developer Pier Property Group (“PPG”) purchased 4.9 acres in early 2022 and has opened two apartment communities. The Flats at Wildhorse Village, a four-story, 266-unit luxury apartment building at 350 Wildhorse Lake Blvd., features studio, one-, two- and three-bedroom floor plans in a Texas wrap building with an interior courtyard boasting a large-scale resort-style pool, a deck with grilling stations, and firepits. Adjacent to The Flats is The Terraces at Wildhorse Village, a townhome rental community with 70 three-story brownstone units in 10 buildings. Each spacious unit offers three bedrooms, three and a half baths, oversized balconies, unobstructed lake views, and two-car private tuck-under garages. Both The Flats and The Terraces feature high-end finishes, such as quartz countertops, stainless steel appliances, tile shower surrounds, glass shower doors, and custom flooring, along with a generous suite of amenities.
McKelvey Homes is currently offering single-family residences at Waterfront at Wildhorse Village, an enclave of 35 homes positioned along the lakefront. Homes are available in three distinct floor plans ranging in size from 2,500 to 4,000 square feet, with sale prices starting at $1,071,500. With premium fixtures, finishes, and appliances, the luxury homes offer three-, four-, and five-bedroom options. All boast large open kitchen and dining areas, spacious bedroom suites, spa-inspired bathrooms, and in-home office space.
Fischer Homes currently offers its Midtown Collection of luxury townhomes for sale. Fischer’s community includes 72 attached townhome residences grouped in clusters of three and spread across 24 buildings. Positioned at the northern tip of Wildhorse Village, Fischer’s townhomes boast a modern farmhouse design with premium finishes and are available in two-, three—and four-bedroom floor plans, with prices starting at $702,900.
A consortium comprised of Tegethoff Development, Reid Group, Kadean Construction, Core10 Architecture and other investors is building Audere at Wildhorse Village, a lakefront condominium community offering 64 residences across four buildings nestled at the lake’s northeastern edge. Audere’s thoughtfully designed residences feature private brick-walled terraces, 9-foot ceilings, open living spaces, and premium finishes such as custom hardwood built-ins, handcrafted woodwork, marble countertops, and floor-to-ceiling windows. All 16 units in Audere’s first building have sold.
Commercial Office, Restaurant and Retail Offerings
Various fully improved land parcels within Wildhorse Village are now available for commercial development opportunities and positioned to deliver up to 1 million rentable square feet of Class A office, retail, and restaurant space. Situated on the southern end of the development, lots 3A, 3B, 3C, 4A, and 4B, ranging in size from 1.29 to 2.35 acres, are zoned for planned commercial development and available through a build-to-suit lease or sale. Additional parcels in the southern zone are also available through a build-to-suit or sale and can accommodate retail, grocery stores, and standalone restaurants.
CRG has retained Cushman and Wakefield to manage the Wildhorse Village development, with brokers John Warren and Tripp Hardin representing the commercial parcels.
Tucked among some of Chesterfield’s marquee employers, including Bayer, Mercy Hospital, Pfizer, Inc., and RGA, Wildhorse Village is ideally positioned within the greater community and near notable amenities, such as the Samuel C. Sach’s Branch of the St. Louis County Library, the Chesterfield Family YMCA, The J Chesterfield Gym & Fitness Center, Faust Park, and the Chesterfield Family Aquatic Center.
Wildhorse Village is CRG’s largest mixed-use project to date. The firm has a significant presence in Chesterfield, with over 100 acres of development already in place.
