Located on a 42.53-acre site just one mile east of I-65 in Louisville’s Bullitt County submarket, Park Loop @ I-65 delivers a next-generation logistics facility that offers immediate access to one of the country’s most active distribution corridors and proximity to major population centers.
Park Loop @ I-65 will feature a single 500,240-square-foot cross-dock building designed to accommodate a wide array of users, including e-commerce, third-party logistics, distribution, and manufacturing firms. The facility will offer 40-foot clear heights, 96 dock doors, four drive-in doors, ESFR sprinkler systems, 185-foot-deep truck courts, LED lighting, 310 trailer and vehicle parking spaces, and generous trailer storage.
The site is situated adjacent to the successful 12.5 million-square-foot Cedar Grove Business Park, home to leading companies including Amazon and UPS. Its strategic location offers excellent access to Louisville International Airport and UPS Worldport — the fifth-busiest air cargo hub in the world — enabling tenants to achieve direct and efficient global reach.
“Louisville remains one of the top industrial markets in the country, with a 3.8% vacancy rate and robust user demand,” said Kevin Scott, Senior Vice President and Partner, CRG. “With superior labor access and unparalleled infrastructure, Park Loop @ I-65 is ideally suited for today’s supply chain requirements.”
STAG Industrial, CRG’s partner on the project, adds this development to its growing Louisville portfolio. “We’re excited to deliver another Class A facility to this thriving market with CRG,” said Steve Kimball, EVP, Head of Real Estate Operations at STAG.
CRG’s parent company, Clayco, will lead design-build services, while Lamar Johnson Collaborative serves as architect. Alex Grove of CBRE has been retained to handle leasing and marketing for the facility.
Park Loop @ I-65 exemplifies CRG’s commitment to delivering best-in-class industrial real estate tailored to meet the evolving needs of institutional users and Fortune 500 occupiers across the country.
