The Cubes at French Lake is CRG’s first super-bulk inventory distribution facility in Minnesota and stands as the state’s largest speculative industrial development. Located at 11500 Lawndale Lane in Dayton, Minnesota, the 1,006,880-square-foot Class A cross-dock facility occupies 65 acres near the intersection of County Road 81 and Dayton Parkway. The site offers immediate access to U.S. Interstate 94 via the Dayton Parkway interchange, completed in fall 2021, and is strategically positioned approximately 35 miles from the Minneapolis-Saint Paul International Airport and 20 miles from downtown Minneapolis, benefiting from the area’s strong labor pool.
In July 2025, CRG announced a lease with Daedex, a national manufacturer of custom data center cooling equipment and a subsidiary of MAS HVAC, for the remaining 503,440 square feet at the property. This long-term lease brought the facility to full occupancy. Daedex’s new operations will support the U.S. data center market, with a focus on innovative air handling and liquid cooling technologies that emphasize energy efficiency, sustainability, and rapid deployment. Clarke Story, Founding Member of Daedex, described the lease as a reaffirmation of the company’s commitment to delivering advanced solutions for its customers.
Daedex joins States Manufacturing Corporation, which leased the other half of the building in January 2025. States Manufacturing, which specializes in custom electronic and metal product fabrication, has begun building out its space and will maintain its current headquarters in Champlin, Minnesota. The additional space at The Cubes at French Lake will accommodate the company’s continued growth, and occupancy began on January 1, 2025.
With both leases now executed, The Cubes at French Lake is fully leased, underscoring strong regional demand for large-scale, modern logistics and manufacturing facilities in the Minneapolis-St. Paul metro. According to CBRE research, each of these transactions represents one of the largest industrial leases signed in the region over the past three years, reinforcing the market’s solid industrial fundamentals and CRG’s strategic vision for next-generation development.
The facility features 40-foot clear heights, ESFR sprinkler systems, high-efficiency LED lighting, and a 60-foot speed bay configuration designed to enhance operational efficiency. It includes 169 dock doors, four drive-in doors, 231 trailer parking stalls, and 652 spaces for vehicle parking. Of the 100 nine-by-ten-foot grade-level dock doors, 69 are reserved for future expansion. The 185-foot concrete truck court further supports heavy logistics traffic and modern distribution needs.
