CRG Leases 560K SF Industrial Facility at The Cubes at Bridgeport in Southwest Atlanta Sub-Market

MORELAND, Ga. (January 24, 2022) — CRG, the national real estate development and investment firm, has announced the lease of a 560,000-square-foot industrial warehouse, known as Building A, at The Cubes at Bridgeport, a 500-acre industrial park designed to accommodate up to 8.5 million square feet of space. Located at 280 Bridgeport Blvd. in Moreland, Ga., an Atlanta submarket 31 miles southwest of Hartsfield-Jackson Atlanta International Airport, Building A at The Cubes at Bridgeport is fully leased to an international e-commerce company opening its first distribution hub in the U.S.

Positioned on a 35-acre triangular parcel bordered by I-85 and the CSX and Norfolk Southern rail lines, the recently completed building is the second vertical development of CRG’s master-planned The Cubes at Bridgeport, following behind the construction in 2019 of a 1-million- square-foot speculative warehouse that was leased to Amazon and later sold to KKR in November 2020. The Cubes at Bridgeport is strategically located in Atlanta’s I-85 South submarket, and supports the fast-growing Southeastern U.S. market. With over 3.7 million working age residents living within a 45-minute drive, this submarket of Atlanta has an industrial base in excess of 150 million square feet of space and is home to blue-chip companies such as Google, Proctor & Gamble, Lowes, Kellogg’s, and many other Fortune 500 companies.

“The execution of this lease not only represents the first of its kind in the U.S. location for a well-known international e-commerce company, but it further demonstrates the strength of The Cubes brand to deliver the facilities with highly sought-after modern amenities near major metropolitan hubs that are a must for similar large-scale operations,” stated Shawn Clark, president of CRG. “Demand for industrial product in Coweta County remains high, which was clearly demonstrated by the quick lease-up and sale of The Cubes at Bridgeport speculative Building B to KKR, followed by the speedy lease of Building A, and is complimented by the strong local labor pool and robust transportation infrastructure to efficiently access metro Atlanta.”

The Cubes at Bridgeport allows easy connection to I-85 via Bridgeport Blvd., a roadway constructed by CRG that connects to the Highway 29 exit off I-85 and includes a flyover to bypass the rail lines underneath safely and efficiently, allowing truck and vehicular traffic unimpeded access to the site. The site is strategically positioned to easily access the CSX and Norfolk Southern railroads, and both Hartsfield-Jackson Atlanta International Airport and Newnan-Coweta Airport.

“The booming Atlanta market rounded out the year with a record-setting vacancy rate of 3.1%, according to Cushman Wakefield, and the I-85 corridor, with its who’s who of stalwart business enterprises, is a clearly dominant area for top-tier industrial pursuits,” said Mike Demperio, partner and senior vice president of the Southeast region for CRG. “We have a lot of runway left with The Cubes at Bridgeport, as we can build out another 6 million square feet in a range of building sizes to accommodate smaller users or companies that need 2 million or more square feet.”

Building A features 40’ clear heights, an ESFR sprinkler system, 112 9’ x 10’ dock doors, and four 12’ x 14’ drive-in doors. It also has 185-foot-deep truck courts, 144 trailer spaces and 234 auto spaces. CRG’s parent company Clayco served as the builder for the project and its subsidiary Lamar Johnson Collaborative served as architect.

In Georgia, CRG is also developing The Cubes at River Park, a 1,006,000-square-foot speculative industrial building in Butts County, located in Atlanta’s I-75 South submarket. Nationally, CRG has planned projects, broken ground or completed over 43 million square feet of Cubes Projects. In Georgia alone, CRG has near-term planned developments of its Cubes projects totaling over 7 million square feet.
