CRG Breaks Ground on New 562,650 Square Foot Spec Warehouse at The Cubes at Bridgeport in Southwest Atlanta

New project is the second facility slated for the 568-acre industrial park in Coweta County

ATLANTACRG, a national real estate development and investment firm, announced today it has started construction on the second industrial building at The Cubes at Bridgeport, a 568-acre master-planned industrial park in Coweta County, Georgia. This 562,650 square foot speculative logistics facility sits on 36 acres and is located approximately 30 miles southwest of Atlanta.

The first building in the park, a fully-leased, 1,002,150 square-foot e-commerce warehouse, completed construction in November 2019 before being sold on Sept. 25, 2020. The park can feature up to 8.5 million square feet of industrial space strategically located on the Interstate 85 interchange at Exit 41. The site closed on Dec. 10.

CRG is developing the park in a joint-venture partnership with Atlanta-based Pope & Land. JLL’s Agency Leasing team of Chris Tomasulo, Ryan Hoyt and Bennett Rudder are leading leasing efforts for the new building.

“We saw a lot of potential in this location, and now, with our second project starting construction, we have proven the value of this industrial park,” said Mike Demperio, executive vice president and Southeast partner for CRG. “The premier logistics and e-commerce users in the country see the I-85 corridor as a destination. We’ve already received substantial interest in this facility, and that’s what we expect for the rest of the park.”

This new warehouse at The Cubes at Bridgeport continues a surge of new developments for CRG across the Southeast in the past year, with expansion of the firm’s industrial portfolio into Savannah, Georgia, Greenville, South Carolina, Birmingham, Alabama, Houston and Orlando.

Demperio opened CRG’s Atlanta office in 2016 and has developed nearly 11 million square feet of industrial facilities since joining the firm. His work includes the 1.3 million square-foot Lowe’s distribution center at The Cubes at Inland 85 in Duncan, South Carolina, a 1 million square-foot speculative warehouse at The Cubes at Locust Grove outside of Atlanta, The Cubes at Inland Woods — a 39-arce site in Greenville, South Carolina — and The Cubes at Interstate Centre, a 207-acre industrial park featuring potential for 3.5 million square feet in Savannah, Georgia.

“Our national integrated platform, with regional offices, allows us to execute quickly in key industrial markets across the country and Mike’s leadership has been instrumental in fueling our expansion across the Southeast region,” said Shawn Clark, president at CRG. “Our clients and capital partners prioritize being here, and there’s no one better than our southeast team to bring these project to life.”

CRG is focused on the development of next generation logistics facilities throughout North America through its brand, The Cubes, which represents best-in-class industrial buildings developed for next generation users. The firm has a robust pipeline of projects that fall under The Cubes brand, representing more than $2 billion in project value.

The Cubes at Bridgeport was designed by CRG integrated partner Lamar Johnson Collaborative and its parent company Clayco is serving as the general contractor. The state-of-the-art facility is part of the first phase of improvements to the site, which include construction of a three-lane bridge over the CSX rail line, roads, utility infrastructure and site improvements to boost speed of project delivery.

When complete, the building will include 36-foot clear height, 480-foot deep cross loaded, 50 by 54-foot column spaces as well as 60-foot speed bays. The facility will feature 109 total docks, with 54 of them being fully-equipped docks, 274 car parking spaces and 133 trailer spot, with room for 40 more. Substantial completion is scheduled for June.
