CRG Breaks Ground on 250,000-Square-Foot Distribution Center in Etna, Ohio

Speculative facility is the latest building at The Cubes at Etna 70 industrial park

(Columbus, OH) August 15, 2023 – CRG, the national real estate development and investment firm, and an affiliate of its capital partner LXP Industrial Trust (“LXP”), today announced the start of construction on a speculative 250,020-square-foot distribution center, known as Building D, at The Cubes at Etna 70 – a 305-acre industrial park in Etna, Ohio, about 20 miles east of Columbus.

Located at 10300 Schuster Way, adjacent to the Interstate 70 interchange at State Route 310, the warehouse will be CRG’s fourth development in the Columbus market, one of the country’s best-performing and high-demand industrial markets.

Building D is the third development at The Cubes at Etna 70, which encompasses 305 acres that CRG and LXP purchased in 2018. A 1.2-million-square-foot build-to-suit e-commerce fulfillment center for Kohl’s was developed by CRG and delivered in 2020, bringing more than 400 jobs to the area. A seprate 1,074,840-square-foot speculative distribution facility, known as Building E, was completed in October 2022 and subsequently leased to a confidential Fortune 500 manufacturing tenant that plans to use the location as its new distribution center.

The new rear-load facility, Building D will feature 36-foot clear heights, abundant car parking, 62 trailer stalls away from the building, 32 fully equipped dock positions (expandable to 50) and a 60-foot speed bay. The property offers a 15-year, 100% tax abatement. Contegra Construction is serving as general contractor and Lamar Johnson Collaborative as architect.

The park has three remaining pad-ready sites that can accommodate build-to-suit users ranging from 250,000 to 800,000 square feet.
